Damage to the dwelling and the contents could be the biggest unexpected disaster awaiting a homeowner who has less coverage than needed. Most policies provide a stated maximum amount of coverage for the dwelling and another amount for contents.
Generally, dwelling coverage is based on replacement cost, which means that in the event of a total loss, the policy will provide reimbursement, up to the policy limit, to replace the structure. Ideally, a homeowner should buy enough insurance to completely rebuild the home, known as replacement value. This figure may not be the home’s actual market value or what the owner originally paid for the home. This is especially true in a depressed or an inflated market or if the home is simply not replaceable to its condition prior to the loss. Replacement cost policies, which may pay over the policy limit to rebuild the home, may be available from your insurer.
To determine how much insurance to purchase, an accurate appraisal of the home for replacement cost should be made. Working with your insurance company is important in this process. Most insurers recommend or require that a homeowner insure the dwelling for 100 percent of its full replacement value. Some homes, very unique ones such as national register-types or very elaborate ones, cannot be insured for exact replacement since some features are not replaceable in either workmanship, materials or practical costs. The insurer and/or the agent is the best source for these issues.
Coverage for personal property is different. Most policies provide actual cash value coverage for contents which includes depreciation, or full value contents without depreciation. Actual cash value means that if a power surge blows out a 10-year-old television set, the homeowner should know what to expect. Unlike full value contents coverage, which would essentially provide a new television set, actual cash value coverage allows the insurance company to calculate the useful life of the item and then depreciate the item to present value. A depreciated 10-year-old television set would be insured for only a fraction of its original cost. A homeowner may want to consider replacement cost coverage to be sure that the contents are adequately insured.
In addition to making sure that contents are covered for replacement cost rather than actual cash value, homeowners should purchase additional coverage for items that would ordinarily be subject to loss limitations. Virtually all policies cover contents loss up to the policy limit for items that include furniture, clothing, toys, accessories such as lamps and other items which are used for decor. Explicit limitations are set in the policy for high-cost items such as jewelry, fine art, furs, electronics, collectibles, oriental rugs and antiques. If a thief comes in and steals a two-carat engagement ring, it will not be covered well enough without what is commonly known as a personal property rider to cover specific, costly items. There are several reasons to discount the logic behind this argument. First, any credibility that the United States held in this area would already be gone given that we lifted sanctions imposed on Pakistan and India for nuclear testing to gain support for our campaign in Afghanistan. Both countries openly violated international non-proliferation norms and suffered only a few years of sanctions for their actions.
Second, cooperation on the safety of nuclear weapons that have already been developed is not inconsistent with attempts to prevent states from acquiring these weapons in the first place. We have already basically resigned ourselves to the fact that Pakistan and India are nuclear states, and the additional level of cooperation on security issues wouldn’t change the international perception of this fact.
Third, most of the countries that we consider to be on the verge of proliferation are unlikely to give in to U.S. diplomatic pressure anyway. Iraq, North Korea, and other “rogue states” are likely to ignore U.S. posturing no matter what our policies are towards other countries and will continue with their efforts to obtain weapons of mass destruction. Fourth, focusing on diplomatic efforts to prevent proliferation by states should not come at the expense of efforts to prevent access to nuclear weapons by terrorist groups or factions who are more likely to actually use the weapons than a state would be.
If PALS increase the difficulty of stealing and using a Pakistani nuclear device, then that concern should hold precedence over preventing other states from acquiring nuclear weapons. States can be deterred by traditional methods and tend to be more rational actors than terrorist groups, and their proliferation should be a lower concern than the risk of unauthorized use of existing weapons.
Allowing the transfer of PALS gains a tangible increase in the security of Pakistan’s arsenal, which should trump vague and un-quantifiable fears about our international diplomacy.

When you suffer from allergies or asthma, you may think it may be a good idea to purchase an air filtration system for your house. But one legitimate question would be: is it worth paying the money? Forward paddling seems easy, but there is room for improvement.
Forward paddling is probably the most under-appreciated and under-practiced kayaking move. However, as you might imagine, this is the most important move that you can learn. Depending on where you’re going to be kayaking, and how long of a kayak tour you intend to go on, good forward paddling may end up saving you a lot of time, effort, and muscle strain.
The most important thing to remember about your forward paddling, however is that you should only work on improving it if you feel that you can’t do everything that you want to be able to do while you’re in your kayak.
First, you should make sure that you have good posture in your kayak. It’s important that you sit up in your kayak instead of leaning back. This way, you’ll be able to make all of your paddling strokes as powerful as possible. You should also make sure that your feet are right up against the footrest inside of your kayak. That way you’ll have a more powerful stroke than you would otherwise.
Next, you should pay attention to where the paddle goes into the water. It should enter near where your feet are in the kayak. You don’t have to be completely precise, however, as it is sometimes hard to figure out exactly where you want the paddle to enter the water - and you will lose power if you spend too much time second-guessing your strokes.
You should work on relaxing your grip on the kayak paddle, as well, as this will make it easier for you to sustain your paddling pace - and can prevent injuries.
It is also important to make sure that you are paddling close to the kayak, and that your strokes are going deep. That way, you’ll be making the most efficient paddling strokes that you can.
If you follow this advice, and work on strengthening the parts of your body that get tired fastest, then you’ll find that your forward paddling improves.

Is it really possible to get clear skin without using cleansers? Most people will probably tell you no. However, chances are that if you look at a lot of the people you know with clear skin, you’ll find that many of them do not have to use cleansers. In fact, a lot of people with clear skin seldom do more than rinse their face with water. Maybe all those cleansers you’re using to try and fight acne are not really the answer.
A few years ago I was living in the dorms at my college, trying everything to win the battle against acne that had plagued me for so long. I’m a guy, but my list of skin care products was well beyond what most girls I knew possessed. I had a full selection of acne products, including antibacterial soaps, creams, wipes, toners, pore cleansers, and more. I treated my face at least three times per day with the system I developed, and managed to keep my acne from getting too horrible, although it was never really gone. The worst were the large cystic lumps that would occasionally pop up, and nothing really worked against them.
What would drive me crazy was that while I slaved away at trying to keep my face halfway presentable, my roommate who barely washed his face always had clear skin! There were people in that dorm with perfectly clear skin, whose personal hygiene habits would make baboons cringe!
Even back in high school, I remembered staring into the mirror while washing my face with a three-step system and wondering: “does anybody else really have to do this?” There had to be a better way.
Determined to find a real, long-term clear skin solution, I turned to the source of all random knowledge and gossip: the internet.
Visiting acne message boards, I found plenty of unorthodox treatments, but a lot of them sounded too much like the temporary fixes I had already been using. The only one that really stood out was vitamin B5.
The testimony I had heard from B5 users sounded almost too good to be true, and the fact that these people were talking about a generic vitamin rather than a name brand product made the testimony that much more interesting. The doses required were large, but since the vitamin was water-soluble and had no side effects, I decided it was worth the trouble. It just felt great not having to worry about a system of cleansers. I rinsed my face in the morning and at night, and that was it. In a word, I was “normal”.
So if you’re looking for a real acne solution, my advice is to skip the cleansers and give B5 a shot. Having clear skin without cleansers is not as crazy as it sounds, it’s actually the most natural solution out there.

There’s a lot of information around about how to network effectively; which presupposes that it is an art to be learned. But there is also a case for laying down the guidelines for how NOT to network.
Successful networking is, in the end, another application of good people skills. You would not expect to endear yourself to someone if your eyes are constantly wandering off round the room while he/she was talking to you.
Still, at some point everyone will end up, cornered, at the networking event from hell. On such occasions it is as well to remember the old adage: “There is no failure, only feed-back”. While the event may be less than successful, you can at least derive some small benefit from it by registering all the pitfalls you personally have not fallen into.
Cardinal rules of how not to network include the following:
1) Do not attend a networking event with your mother if you are 45 or over. It tends not to project you in the most credible light.
2) Do not tell fellow networkers the precise calorie content of what they were just about to pitch into with gusto. It tends to make them feel bad about themselves, and therefore also about you also. It really is not the best way to make friends and influence people.
3) Do not launch into endless stories about obscure relatives or acquaintances of yours who your fellow networkers don’t know, are never likely to meet and most likely would not wish to know, now that you have divulged every detail of their personal and professional life.
4) If, for some inexplicable reason, you have brought your elderly mother and she shows signs of revealing that your business is struggling so badly that she is your book-keeper, company secretary, cleaner, salesman and banker, then GAG HER, forthwith. Better public suicide than public character assassination.
5) Do not visit a stream of consciousness narrative about your entire working life on those around you. It’s just possible that they may find it less fascinating than you do.
6) Do not whinge on about excessive portion size when other people are demolishing vast quantities with all the finesse of a famished Rottweiller. It may - just - embarrass them enough to get a 100g unchewed mouthful of meat stuck in their craw.
7) Do NOT start asking who wants a doggy bag and threaten to foist your left-overs on other people. (It’s strange, I know, but they might just not want to depart with your left-overs in a pocket of their business suit, or even wrapped in a paper napkin in their best handbag.)
Do consider that the purpose of the event is to circulate and find out a little about as many of your fellow networkers as possible. They will appreciate your interest in them, however transient.
9) Do bear in mind that a networking event doesn’t have to be an endurance test. He/she who stays longest in one place mesmerising a prey who has lost the will to live does not win.
Common sense should be enough to ensure universal adherence to the above rules. Unfortunately, as the old adage goes, common sense can be an uncommon quality.

Email - we take it for granted. We use it almost every day. We use it for business, pleasure, fun and work. We use it and abuse it. We say things that are taken the wrong way. We express hate and love, likes and dislikes in our email. We fall in love, fall out of love, send virtual flowers, send postcards, send presents, send protests, send hate mail. We do business and sign contracts on it. We transfer funds with it. We type with it, hate it and love it. We often cannot live without it.
Email is so ingrained in our daily lives, we no longer appreciate its power or possibilities. We use it as if it were an extension of ourselves and actually tend to reveal a lot more about our own minds, hearts and souls then we would ever reveal if we had to sit and write out each and every email with pen and paper. Email is most definitely a powerful tool, if not the most powerful tool in the arsenal of spreading word and popularity about your blog or web-site.
On one other thing about Email. It is FREE. Totally and completely FREE. You don’t even have to an email account with your web account provider. All you need is a few Yahoo or Gmail accounts.
However, there is a BIG caveat here. If you are anything like me, you have come to hate “spam” mail. Garbage mail. Junk mail. Spam email. All of it is crap. All of it steals precious time and clogs up your system. We hate spam. We ignore it. We sift through it to get to our “real” email. And here is the rule of thumb. Email that we want - WE READ.
How do you put email to use for you and your blog and web site?
Well first some things you do NOT do.

Why is Email so important?
It is an excellent question, despite the fact that some techies may snicker at such a simple question. The answer is easy, yet can get incredibly complicated. The great thing about email that a person wants is that it gets at least skimmed. It keeps you in touch and lets the person that signed up know that the web-site is active and doing things. The other “more important part” of email is that little “forward” option. If Sally seems something that she may think Jane and Bill want, she is going to forward the email with a couple of clicks. Viral. It gets spread. People get to know about it. NEWS SPREADS. And with email it can spread like wildfire! Do not ever underestimate this. You may send out 100 emails from your site, and on the 101’st for no specific reason you can discern suddenly the hits go up. Suddenly the “word” is spreading. Never give up on the email option.
Don’t overuse it either. Don’t badger. Don’t spam. Don’t do your best friend a favor by sending out emails to your list for them. (I would, of course, send out a 100 emails to my list for a date with the lady next door!) Seriously, your email list is your gold. Your ace in the hole. Don’t abuse it!
Okay lets now discuss Email and some “real” examples:
When someone arrives at a blog, unlike a web site, there is no need to “register” or “sign in”. Thus it is much harder to get an individual to “sign-up” for a feed from your blog or to be on your email list. You have less than 7 seconds (that is not a typo, 7 seconds) to interest the person, which includes loading of your page. So use it well. Remember, OFFER WHAT THEY WANT - NOT WHAT YOU WANT. If you cannot do that than perhaps numbers is not what you need. Just the pleasure of having your own blog.
Send out a thank you IMMEDIATELY. You can use an auto-responder, or lacking that, have a template in your email draft box, and once a day check for new sign-ups and send out a thank you SEPARATELY to each one. No CC’s or BCC’s. Bad, BAD idea.
If you have a web site that requires registration, make sure you send out a thank you automatically. Make sure you explain again what the site is about with your URL at least twice in the page. Make it nice. Make it simple. Make it good. Market yourself and your web site and your product.
When you send out emails to your entire list you have many options. You can make them yourself, or go to a place like Vertical Response which takes all the hard work from you. Vertical Response is good, but not free. There are others in the market, reputable good sites who can help you along. But if you serious about marketing bear this in mind if you email list grows too large or unwieldy.
Whenever I send out an email from any one of my web sites the hits on that web site go up immediately and for the next 24 hours. By the way, it is important to understand, that your email will have a shelf-life of 24 hours on a good day. This means that if the member does not respond, visit, or otherwise act on the email within 24 hours, it probably just won’t happen. Don’t sweat it though. There is always the next email, and the next and the next…
One of the best and free ways to make your blog work for you is to use feedblitz. This takes care of subscribers and RSS feeds. It works for the most part and is good. Use it on your blog.
In summary, Email is a tool that should be used to the maximum but not abused or overused. Used and manipulated correctly it can increase your members and keep those who did sign up coming back. Loyal membership is your key to Viral marketing.
